The planned development of a new infill complex spanning from Queen to Sparks streets behind the buildings bordering Metcalfe Street provides the opportunity to redevelop two buildings at the respective addresses of 100 Sparks and 30 Metcalfe. The interest in investigating the possible redevelopment of these structures arises partly from the need to provide parking facilities for these buildings as the existing parking lot will disappear from the neighbouring property and the opportunity for a new building that will meet the high standards in terms of office building classification. DMA was mandated by the NCC to develop an architectural concept and explore volumetric and architectonic opportunities to validate project outline originally contemplated and examined by the NCC. The project was intended for further consideration by the NCC and other authorities having jurisdiction. Included in the scope of this project is the analysis of applicable zoning by-laws and other regulations affecting architectural design applicable at the location.
